General Conditions
1. BOOKING.
Acceptance of bookings by Agenzia Immobiliare Colonna is subject to availability of the property. The booking is considered accepted upon receipt of a confirmation email from the Agency including full details of the period, total price, and the amount of the deposit to be paid in advance, equal to 30% of the total amount. The booking is considered valid for the Agency upon receipt of the deposit within the deadline indicated in the written availability confirmation; otherwise, the reservation will be cancelled and the Agency may rent the property to others. Payment can be made at the Agency’s office or by bank transfer.
2. INSURANCE (optional).
There is the possibility to insure the deposit amount and/or the rental amount with the “BOOKING PROTECTION” formula, to be subscribed with Allianz Spa or with personal insurance before paying the deposit.
3. CANCELLATION.
Any cancellation of the booking must be communicated exclusively by email. The advance deposit will be refunded at 50% only if the cancellation is communicated at least 30 days before the start of the rental; otherwise it will not be refunded. This also applies to bookings made within 30 days before the start of the rental.
4. ARRIVAL.
Unless otherwise agreed, arrivals are scheduled between 4:00 pm and 7:00 pm. Guests who do not occupy the property by 4:00 pm of the day following the scheduled arrival date, without written notification by email, will be considered as having renounced the booking. After this deadline, the Agency is authorized to rent the accommodation to others. Keys must be collected at the Agency’s office upon presentation of identity documents for all guests, including children, even in case of SELF CHECK-IN, in compliance with public security registration regulations.
5. BALANCE PAYMENT, TOURIST TAX AND SECURITY DEPOSIT.
The balance of the rental must be paid upon arrival using the preferred method: cash, debit card or credit card. The tourist tax is due upon arrival and must be paid in cash only. The security deposit, if required, is paid upon arrival and refunded by the Agency at departure after inspection of the property.
6. DEPARTURE.
Keys must be returned to the Agency by 9:30 am. The accommodation must be left free of food and garbage. Kitchen utensils must be washed and placed back as found on arrival. Before leaving the house or apartment, make sure that lights, appliances and air conditioning are turned off and all windows are closed. Cars may not remain parked beyond the check-out time. No reduction in rental price is provided for early departure or late arrival. Loss of keys or remote controls will result in a charge of Euro 50.00.
7. EQUIPMENT, INCLUDED SERVICES, PETS
The price indicated in the rental agreement includes consumption of water, electricity, gas, agency assistance and final cleaning, as well as use of the swimming pool in residences where available. Beach equipment is not included. The accommodations are equipped with kitchen utensils, pillows and blankets. Bed linen, towels and kitchen linen are NOT included (bed linen can be rented on request, for a fee and with prior notice, from an external supplier). Pets are not allowed in all accommodations and must therefore be authorized by the Agency at the time of booking. Where permitted, only one small pet (dog or cat) is allowed and must not cause any disturbance; otherwise the contract may be terminated immediately. At departure, rooms must be cleaned as much as possible from pet hair. A cleaning contribution of Euro 60.00 is required.
8. USE AND CARE OF THE ACCOMMODATION.
The number of persons staying in the property may not exceed the number of beds available, including children, otherwise the contract will be terminated. The tenant must take the utmost care of the property. Upon arrival, guests must check that there are no missing items or damages; these must be reported to the Agency on the same day, which will arrange repairs as soon as possible. Authorized staff may enter the property with prior notice. The guest agrees to compensate for any damage caused. In case of serious violations of condominium regulations and rules of good conduct and neighborly respect, the Agency reserves the right to immediately terminate any rental agreement. The condominium regulations require silence from 1:00 pm to 4:00 pm and from 10:00 pm to 9:00 am. Running in corridors, leaving shoes or toys, making noise, speaking loudly, or improper use of elevators is prohibited. Hanging towels from terraces or shaking tablecloths is prohibited. Parking more than one car is prohibited. Smoking inside the accommodation is prohibited. The use of barbecues is prohibited.
9. AGENCY LIABILITY
The Agency is not responsible for damages to persons or property caused by breakdowns, accidents, loss, theft, delays or other inconveniences occurring in the accommodation. However, it will provide assistance and necessary interventions.
